Flanagan & Gerard together with the Moolman Group have embarked on the redevelopment of the Boardwalk precinct in Port Elizabeth, which has been identified as a key redevelopment and expansion opportunity. The need has been recognised to reposition the retail offering and cater to the needs of the immediate consumer. By combining expertise, Flanagan & Gerard, Moolman Group and Emfuleni Resorts, a subsidiary of Sun International will ensure the successful delivery of the Boardwalk Mall.

Redevelopment

The site is currently characterised by 11 800m² of existing retail, 6 000m² Boardwalk Casino, 140 room 5-Star Boardwalk Hotel, International Convention Centre (ICC) as well as the 5 Nu Metro cinemas. The existing Boardwalk retail node will receive a substantial upgrade, reconfiguration and expansion. In addition to the Hotel, Casino and ICC, Boardwalk Mall on completion will measure a minimum of 26 000m² of retail.

Accessibility

The precinct is strategically positioned within a strong network of roads comprising of Marine Drive, 2nd Avenue, Strandfontein Road and La Roche Drive. The precinct has 4 access and egress points (two on Marine Drive and two on 2nd Avenue), to allow ample, convenient access and egress for the consumer. Road upgrades will be made to 2nd Avenue and new entrances will be created on both Marine Drive and 2nd Avenue.

Location

The sites excellent location within Port Elizabeth’s established suburbs has warranted the requirement for quality convenience shopping. Boardwalk Mall will service the daily needs of the community offering best of breed, first order goods, meet and greet, services, gifting, health and beauty, speciality and general retail. The retail development will be tailored to the needs of the greater community within Summerstrand, Humewood, Walmer and the CBD.

Entertainment

Due to the prime tourist location and exceptional entertainment already present (Casino, Hotels, Conferencing, Cinemas), the Boardwalk Mall redevelopment will also comprise of an enhanced entertainment offering. This will see the inclusion of additional restaurants, increased family entertainment as well as the creation of a Sun Park Square for the hosting of major events, all integrated within the Boardwalk Mall.

Trade area

A community shopping centre servicing the day today retail demand in the immediate area. Due to the nature of the site and the existing offering in the precinct, entertainment will form a key element

of the tenant mix. The initial redevelopment measures 17 hectares and includes retail, gaming, leisure, hotel and conferencing. The future precinct development will encompass the expansion of an additional hotel, medical suites, gym, residential and big box retail.

The primary trade area, as researched by Fernridge, includes Summerstrand, Humewood, Walmer

and the CBD of Port Elizabeth. Due to the strong entertainment offering, Boardwalk Mall will attract a wider audience from the greater Port Elizabeth area. The Boardwalk precinct houses the only casino in the region as well as one of two cinema complexes in the city. The catchment area for entertainment will be far greater than the day to day market. Boardwalk Mall is surrounded by strong educational facilities which will further enhance the quantum and quality of shoppers to the node (Nelson Mandela University Business School, Nelson Mandela University Drama School, Summerwood Primary, Helen O Grady Drama Academy, Pearson High School, Cape Recife High School, Cape Recife Primary School and Protea Primary).
